Showing Your Property

Purchasers coming and going from a property for sale can be stressful for the home seller, especially if the agent wants to bring purchasers through at awkward times or when the property isn’t at its most neat and clean. How can home sellers strike a reasonable balance between privacy and access? Everyday life – work, driving kids to school, care of infirm or elderly relatives and other responsibilities don’t go on hold just because vendors have undertaken to market their home. Professional agents understand that vendors are busy and that inspection times need to be negotiated according to vendors’ timetables.…

Investment Property Blues

Property investment owners sometimes get dissatisfied with their investment, especially as an old year gives way to a new one and forward planning is on the agenda over the holiday break. At times like this they are tempted to be impatient, thinking the market is going up too slowly, or the rent isn’t as high as it should be or the current tenants are not as good as the last ones. They decide that selling their investment property is the answer. Is it? It’s understandable that once the excitement of owning an investment property has settled, some investors get sick…

New Year, New House

As the New Year gets under way after the festivities of Christmas, more people decide to buy and sell property than at any other time of the year. In educational institutions alone, personnel changes at the beginning of the scholastic year mean more people moving inter-state or from one town to another. What does this mean for home owners? For those who have been using the leisure afforded by Christmas and New Year to try and reach a decision about their future home ownership plans, it’s worth capitalising on the larger numbers of buyers in the market by putting their…

Hop Into Hoxton Park

Another recently established suburb built on land previously used for farming purposes is Hoxton Park. Situated 38km west of the Sydney CBD and with a population of over 3,600 residents, it is another area with potential for much growth ahead. Prior to 2008 a small airport existed in this area, but was closed and demolished later. Hoxton Park was given its name in 1887, and an early weatherboard homestead built around 1857 still stands and has been given Heritage listing protection. Hoxton Park is also home to numerous churches of different styles and religious denominations. Busabout transport has services linking…

Heard About Horningsea?

Located 39km south west of Sydney is the suburb of Horningsea Park. Horningsea is a recently developed residential area which also includes industrial sites in its eastern boundaries, and is named after an historic estate which was Horningsea Park House. Settled in the 1800s, the land was largely in use for farming and noted development was not to take place until the 1900s. During the years from 1996 to 2001 a growth spurt ensued, only to slow down afterwards, although quite a few new houses were added during that time. First two weeks' set the scene

As a vendor, it’s worth remembering that the relationship between vendor and agent works best if there is an open line of communication. If the relationship breaks down, the sale outcome is usually affected and at this stage vendors often blame agents for a host of small things that could have been remedied early in the relationship. Professional agents will encourage vendors to be frank from the outset, as the first two weeks of marketing can set the scene for a positive relationship – or its opposite. The problem is that many of the issues that arise seem at the…

"I don't want that sort of person living in my property."

Property owners ask the wrong questions when looking at tenant applications, potentially turning away suitable tenants because they focus on the wrong information. Asking for too much personal information or looking for tenants with a certain lifestyle is not only intrusive but could lead landlords to turn away potentially good tenants. It doesn’t matter if they have green hair or go to church or vote X, Y or Z – but it does matter that they have a good track record for paying rent on time! Agents picking up the pieces after the event report that many people also don’t…
