First two weeks' set the scene

As a vendor, it’s worth remembering that the relationship between vendor and agent works best if there is an open line of communication. If the relationship breaks down, the sale outcome is usually affected and at this stage vendors often blame agents for a host of small things that could have been remedied early in the relationship. Professional agents will encourage vendors to be frank from the outset, as the first two weeks of marketing can set the scene for a positive relationship – or its opposite. The problem is that many of the issues that arise seem at the…

"I don't want that sort of person living in my property."

Property owners ask the wrong questions when looking at tenant applications, potentially turning away suitable tenants because they focus on the wrong information. Asking for too much personal information or looking for tenants with a certain lifestyle is not only intrusive but could lead landlords to turn away potentially good tenants. It doesn’t matter if they have green hair or go to church or vote X, Y or Z – but it does matter that they have a good track record for paying rent on time! Agents picking up the pieces after the event report that many people also don’t…

Using light to sell your home

Good natural light is one of a property’s main assets. But those home owners who don’t have windows facing the ideal aspect or whose living area is overshadowed by another building need not despair. Where there are challenges, there are solutions. Colour is one of the obvious ways of lightening up. White or off-white are safe, but yellow is cheerful – it is after all the colour of sunshine! If you have dark painted walls and you don’t want to have to use two or three layers of colour-blocking primer over the dark wall to make way for the light…

Hammondville

Hammondville was established in 1933 and named for the founder, Minister Robert Hammondville who created a settlement in 1933, for families who were made destitute by the Great Depression. Thirty one kilometres from the CBD, it is one of Sydney’s south western suburbs. According to the 2006 Census it has a population of close to 3,000 residents. Between that year and present time there is little doubt that it would have reached or passed that number. The area grew quickly during the seventies and saw increased numbers in the nineties when new houses were built. Some of the real estate…

Home prices on the rise?

(Courtesy of News.com.au) HOMEOWNERS have received a bout of good news at year's end, with a private survey showing the first rise in capital city home values in eleven months. Getting to Know Glenfield

The name Glenfield was given to the area by a surgeon after a small village near Leicester in England, even though the suburb is not actually located on the original area so named. Because of the proximity to the Glenfield station the suburb was established under this name in 1881 and the suburb as it now stands is sited 40km south west of Sydney. The history of the area is mainly agriculturally based and many of the roads started out as laneways between farm paddocks. The first school was previously based in a tent beside the railway station but 30…

Glen Alpine

With a population of over 4,000 residents, Glen Alpine is situated 56km south west of the Sydney CBD. The suburb is named after a home built by a resident back in the early 1800s, which burnt down early in the 1900s. Starting out as a golf course estate, the suburb was gradually built up around the design of the golf course, and then sprawled toward the MacArthur shopping centre. Later additions were a tennis complex and a local shopping centre. The house blocks in this suburb tend to be quite large and the area is considered to be upmarket, with…

Checking Out Eschol Park

The name of this Sydney suburb is actually a misnomer, the original spelling of the name being changed through confusion and given permanent status by the Geographical Names Board. It was originally spelled Eshcol by the owner of the land at the time after a biblical location. Once an area of vineyards it was devastated by a disease that brought an end to the wine making industry and dairy cattle became the main focus of the area. This continued until the 1970’s when housing developments required land and the beginning of a suburb emerged. Due to its early winemaking history…

Checking Out Cartwright

Cartwright, one of the numerous suburbs belonging to the city of Sydney, lies 38km south west of the city’s CBD. Owing to it being established only in 1972 the population is relatively small, with just over 2000 residents living there. Cartwright is surrounded by eight other suburbs and was included as part of the Green Valley Housing Estate in the 1960’s, and therefore has a mixture of flats and houses. Many streets are cul de sacs with pathways between houses created to enable access for pedestrians to other streets. As with all newer suburbs there is room for growth. If…
